What is a water well inspection?
A water well inspection is a top-to-bottom check of how your private well system is operating today, not just whether water comes out of the tap. We evaluate key components like the wellhead, pressure tank, pump performance, electrical/controls, and overall system operation. We also measure water flow rate/performance and can include water quality testing based on your needs (routine homeowner testing or real-estate requirements).
Why is a water well inspection important?
Most well problems don’t start as emergencies. They start as small warning signs: pressure changes, short-cycling, air in the line, staining/odor, sediment, or a system that’s working harder than it should. A professional inspection helps you catch issues early (before a no-water situation), protect your water quality, and extend the life of expensive components like the pump and pressure tank.
How often should I have my well inspected?
A good rule of thumb is once per year for a professional well system check, especially if your well supplies your home full-time. You should also schedule an inspection sooner if you notice:
- Changes in water pressure or flow
- New tastes/odors
- Discoloration or staining
- Sediment/sand
- The pump cycling on/off more than normal
- After well work, plumbing changes, or flooding events
Do you perform real estate well inspections?
Yes. We provide real estate well inspections for homebuyers, sellers, and agents. These inspections are designed to answer the questions buyers care about most:
Does the system perform properly? (flow/performance)
Is the pump/pressure system functioning correctly?
Does the water quality meet the agreed testing requirements?
You’ll receive clear documentation to support the transaction and help with negotiation decisions.
How long does a water well inspection take?
Most inspections take 45–90 minutes, depending on system setup, accessibility, and the scope of testing requested.
If additional testing is needed, we’ll explain what adds time and why before we begin.
What areas do you cover?
We serve homeowners and real estate transactions across Clark, Greene, Miami, and Montgomery Counties
